Selling a property privately is much easier than many think! Here is a complete guide that takes you through the whole process — from the first valuation to the keys in your hand.
1. Value your cabin
Compare with similar properties in your area. Request a valuation from two independent brokers — many do it for free. The biggest factors that determine value are the location and the condition of the property.
2. Prepare good material

Include price, living area, secondary area, plot size, year built, heating, energy class, tax value and running costs. Clear and accurate information makes buyers feel safe and more willing to bid.
4. Publish the listing
This is the most fun part of selling a property privately! Post the listing on Stugdröm.se, it's free and you'll reach thousands of potential buyers within minutes.
5. Show the cabin
Book individual viewings or a joint open house. Ask interested buyers to come back with an offer.
6. Negotiate and choose a buyer
You're free to choose your buyer. Ask for proof of financing (loan pre-approval or similar).
7. Sign the purchase agreement

The contract must be in writing and include price, property designation, date of access and any conditions. 8. Handover & title deed
On the handover day the buyer takes over the property, the purchase price is paid and the deed of sale is signed. Handover normally takes place at a local bank office that you and the buyer have agreed upon. The buyer is responsible for applying for the title deed at Lantmäteriet within 3 months.
9. Declare the profit
You must declare the property sale in your income tax return for the year of sale (the contract date determines the year). The profit is taxed at 22% (22/30 of the gain as capital income) for a freehold property. It may be possible to defer the tax via a deferral.
