A complete guide that takes you through the whole process — from the first valuation to the keys in your hand.
1. Get a loan pre-approval
Before you start searching — talk to the bank about how much you can borrow. Plan for a 15% down payment plus running costs.
2. Watch listings
Save searches on Stugdröm and act quickly when the right property appears.
3. Book a viewing
Ask about heating, water/sewage, easements and leasehold. Inspect the cabin in daylight. As a buyer you have a duty to investigate.
4. Order an inspection
If you feel unsure you can request an independent inspector. They review the building and can answer questions about construction, risks and any defects. It can save you from expensive surprises.
5. Place a bid
Bids are not binding until a written purchase contract has been signed. Be clear about any conditions (inspection, financing).
6. Sign the contract
Review the contract carefully and write it as clearly as possible. The bank, a broker or a lawyer can help — it can be an extra safety net.
7. Payment & handover
Deposit (usually 10% unless otherwise agreed) is paid at contract signing, the remainder on the handover day.
8. Apply for the title deed
Application is made to Lantmäteriet within 3 months. Stamp duty is 1.5% of the purchase price + a 825 SEK fee, usually paid by the buyer. For leasehold cabins no title deed is applied for and no stamp duty is charged, but you need approval of the change of owner from the landowner you lease from.
